Ten Square Realty, a fast growing residential property developer in Chennai, has now forayed into mall development and just completed the construction of a 1.5 lakh square feet shopping mall at Koyambedu, which houses Chennai’s central bus terminus. Constructed using pre-cast technology, the developer was able to complete the construction of Ten Square Mall in just about eight months. While works on air-conditioning and other electrical utilities are underway, the mall will be ready for fit-outs in about three months.
The mall will have 148 shops, ranging in size from 400 sq ft to 3,800 sq ft, and will be offered to retailers on either lease or sale. However, the retailers will have to adhere to a zoning process so as to maintain the right ambience. It will also house a 280-seater food court, besides gaming zones and family entertainment options for shoppers.
“It has enough parking space and can accommodate 175 cars and an equal number of two-wheelers at any given time,” said Vinod Bathija, executive director, Ten Square Realty. The sale price of the shops will range from Rs 8,000 to Rs 15,000 per sq ft, depending on the floor and the distance from the elevators among other factors.
According to Bathija, Koya¬mbedu is one of the busiest areas in Chennai with thousands of outstation travelers coming in and going out daily, besides having high density residential catchment areas in the region. “In spite of this, there is a huge lack of organized retail and shopping facilities available in the area and hence, we came out with the concept of a mall at this place,” Bathija said.
